Some people are concerned that the housing market is a bubble like in the past. This is just not the case as the inventory in today's market is the determining factor ... there are just not enough houses available to meet current demand.
Our local inventory for EBR, Ascension and Livingston Parishes is down by 800 properties. At the current rate of demand for homes, this creates a less than 3 month supply of homes on the market. Average days on the market is 27, while many homes are going under contract within 7 days of entering the market. For example, we recently had a home on the market that had 23 showings in 2 days, and 6 offers. Since there is only one house, that means that 22 other parties lost out on the opportunity to purchase a new home.
Do not fear that if you sell your home quickly you will be homeless! We have strategies in place to allow you to lease back or delay closing until you find your new home.
